การเป็นผู้แนะนำที่ดินให้เรา จะต้องทำอะไรบ้าง

ท่านจะต้องแจ้งความประสงค์จะเป็นผู้แนะนำที่ดินให้เรา โดยการกรอกข้อความข้างล่าง ก่อนที่จะ:มีสิทธิ์รับค่าคอมฯตามหลักเกณฑ์ข้างล่าง
หลังจากแจ้งความประสงค์แล้ว ท่านมีสิทธิ์ที่จะใช้ข้อมูลใน website นี้ไปใช้ในการช่วยแน่ะนำที่ดินแปลงนี้ให้กับผู้ซื้อใด้ ท่านควรจะอ่านข้อมูลทั้งหมดของที่ดินแปลงนี้ก่อน เพื่อที่ท่านจะได้สามารถคุยกับผู้ซื้อได้อย่างคล่องตัว

กฎเกณฑ์ค่าคอมฯ สำหรับผู้แน่ะนำที่ดินให้เรา

จำนวนทั้งหมด 100,000 บาทถ้วน
ท่านผู้แน่ะนำที่ดินที่จะมีสิทธิ์รับค่าคอมฯ จะต้องแจ้งความประสงค์ว่าจะเป็นผู้แน่ะนำที่ดินให้เราผ่าน website ของเรานี้ มาอย่างน้อย 2 เดือน ก่อนวันเซ็นสัญญา “จะซื้อจะขาย”
เราจะจ่ายค่าคอมฯผู้แน่ะนำที่ดินให้เฉพาะกับ ท่านผู้แน่ะนำของผู้ที่ซื้อที่ดินของเราจริงๆเท่านั้น การซื้อขายโอนที่ดินจะต้องจบลงอย่างถูกต้องสมบูรณ์ เราจะต้องได้รับเงินขายที่ดินอย่างถูกต้องสมบูรณ์ ก่อนที่เราจะจ่ายค่าคอมฯ”ผู้แน่ะนำที่ดิน”ให้กับท่าน
ด้วยความที่เราไม่สามารถที่จะทราบได้ว่า ผู้ซื้อพิจารณาว่าผู้ใดเป็นผู้แน่ะนำที่ดินแปลงนี้ให้ท่านผู้ซื้อ เราก็จะให้ผู้ซื้อบอกเรา เป็นลายลักษณ์อักษรและเซ็นฟอร์ม”ผู้แน่ะนำที่ดิน” ว่าผู้ใดเป็นผู้แน่ะนำที่ดินนี้ให้ผู้ซื้อ ในวันเซ็นสัญญา”จะซื้อจะขาย” ถ้าท่านผู้ซื้อระบุชื่อของผู้แน่ะนำมากกว่าหนึ่งคน เราก็จะแบ่งเงินค่าคอมฯ100,000บาทนั้นไปตาม%ที่ผู้ซื้อระบุ
เราจะจ่ายค่าคอมฯให้ ท่านผู้แน่ะนำที่ดินที่ผู้ซื้อระบุเท่านั้น ที่สำนักงานที่ดินหัวหิน ในวันที่ซื้อขายโอนที่ดินแปลงนี้ ถ้าท่านไม่สดวกในวันนั้นก็สามารถขอเลื่อนวันรับเงินได้

ข้อยกเว้นการได้ค่าคอมฯ

นายหน้าหรือผู้ที่อยู่ในกลุ่มนายหน้า ที่ได้รับค่าคอมฯ 3% ของการขายที่ดินแล้ว จะไม่มีสิทธิ์รับค่าคอมฯ 100,000บาทนี้

What do you have to do to be a “Sales Lead” for us

First: You would have to register with us, by filling out the “sales lead” form below. You have to do this to make you eligible to receive the “sales lead” commission, based on the “Commission rules” below.
Once registered, you are allowed to use the materials on this website to help you suggest/recommend this land to potential buyer(s). You should read through our website to gain the knowledge about this land yourself. So that you would be informed enough to talk to a potential buyer.
Suggest/recommend this land to someone you know. The person should know you as well.
You should provide some information about this land to the potential buyer. So that he/she would have some understanding about this land. If interested, the potential buyer would have to proceed further to investigate/buy this land on his/her own. You can also provide our website name HuaHinLands.com to the potential buyer to help him/her get started.
This is all the “sales lead” person has to do. You do not have to sell this land. You do not have to try to convince the potential buyer to buy this land. Just simply advising to the potential buyer of the existence of this land and its properties.

(For the best opportunity for you, we recommend that you sign up to be a “sales lead” person with us, right away. Even if you do not know any potential buyer yet. In case you run into a potential buyer, you would be ready to discuss the land information on the spot. You would have also fulfilled the 2-month window requirement for the “sales lead” commission.)

Commission rules for the successful “Sales Lead”

100,000 Thai Baht in total
The eligible “sales lead” person must have registered to be a “sales lead” person with us, at least 2 months prior to the “pre-sale contract signing day”.
The “sales lead” commission will only go to the successful “sales lead” person(s), of our actual land buyer. The successful “sales lead” person(s) suggested/recommended our land to a potential buyer. That potential buyer later turned out to be the actual buyer of our land. The transaction (buying, selling, deed ownership transfer) must complete successfully and completely. We must first be paid for the entire agreed-upon selling price correctly and completely, before we pay out the “sales lead” commission.
Because we do not know for sure whom the buyer would consider to be the actual “sales lead” person(s) for the buyer, we rely on the buyer to tell us just that. We require the buyer to fill out and sign a “sales lead person” disclosure form during the “pre-sale contract signing” day. If the buyer has more than one “sales lead” person, we will pay these “sales lead” persons according to the % specified by the buyer.
We will pay the 100,000 Thai Baht “sales lead” commission to the successful “sales lead” person(s), as disclosed by the actual buyer, on the actual buying/selling/deed-transfer date at the required Hua Hin Thai Department of Lands office location. If preferred, you can request payment to be made at a later date.

“Sales Lead” Commission Exception

Agent and personnel in the agent team, who receives a part of the 3% land sale commission, are not eligible to receive the 100,000 baht “Sales lead” commission.
